Should I sign a short work authorization that does not spell out the price or repairs?

Ask what it authorizes before signing: emergency drying only, demolition, contents work or reconstruction. Get the scope, exclusions, price or pricing method, payment schedule and approval process for added work in writing. The contract should identify the contractor and estimated timing, with no blanks. Have unclear commitments explained and keep a complete copy. An insurer approving an estimate does not replace a clear contract between you and the contractor.

We wiped up a small overflow and cannot see damage. Do we really need professional restoration?

Not every spill needs a large restoration project, but a dry-looking surface does not establish what happened underneath or between floors. Ask for an assessment of the water source, affected materials and measured moisture before agreeing to the scope. Sewage or other contaminated water warrants experienced professional help. A useful proposal explains what can be dried in place, what needs access or removal, and why; for planned work, compare another qualified assessment if uncertain.

How can I compare restoration companies when their recommendations or estimates differ?

Ask each to explain the same affected areas, proposed work, exclusions and evidence behind its plan. Check relevant experience and references. Verify whether an IICRC claim belongs to the firm or a technician, and separately check required local licensing and current insurance. Ask who leads your job, how progress will be explained and who approves changes. Missing website information means a question is unanswered, not that a company is unqualified.

The manager, drying crew and insurer keep referring me to one another. How can I get clear updates?

Ask each organization to name a contact and agree who can authorize work, arrange access, answer technical questions and discuss coverage. Request a short written status: work completed, current blocker, next action, responsible person and next update time. This coordination plan is a practical request, not a universal legal duty. Keep photos, emails and a dated call log, and confirm important phone decisions in writing. If progress stalls, send the specific unresolved question to the company's supervisor. Insurance disputes can then be raised with your state insurance department.

Can I ask who the restoration contractor will subcontract the repairs to?

Yes. Ask which tasks are in-house, which are subcontracted, and who supervises and stands behind each part. Request subcontractor names, relevant experience and evidence of current insurance and any required trade licenses. Verify licensing requirements and status with the appropriate local or state authority rather than treating an advertisement as proof. Illinois consumer guidance also advises asking about subcontractor payment and obtaining appropriate payment evidence and lien waivers. Subcontracting is not itself a quality problem; clear responsibility, qualified trades and documented payment arrangements matter.

I signed with a restoration company but want to change providers. Does a cancellation form mean I owe nothing?

Not necessarily. Review the signed agreement and cancellation notice promptly, including deadlines, required delivery method, deposits and work already authorized. Do not assume a universal three-day free exit: the FTC Cooling-Off Rule excludes some transactions, including emergency work, and state protections may differ. Ask for a written account of completed work and a proposed closeout. If you change firms, coordinate equipment collection, records and the next contractor so essential protection is not interrupted. Get consumer-agency or legal advice if cancellation rights or charges are disputed.
